Grand Hotel Principe Di Piemonte
Pisa, Italy
Best overallThis beachfront property is best for luxury travellers seeking fine dining and coastal views… Guests rave about it on Booking.com and Google alike. Highlights include restored 1920s Art Deco architectural features, a two-Michelin-starred restaurant, and a panoramic rooftop pool. Be aware that guests must pay additional fees for beach club access, and the surrounding promenade areas experience prominent foot traffic.
Why this position
Highest guest score of the 4 hotels we rank here — 9.6 from 298 reviews. Leads the ranking: a higher guest score than #2 (9.6 to 9.5).
Prato dei Miracoli Residenza d'Epoca is all about the view… The renovated period building stands on Piazza del Duomo, and from the rooms and suites on the square the Leaning Tower, the Cathedral and the Baptistery fill the window. Guests talk about that view more than anything else, followed closely by how clean the rooms are, how friendly the reception team is and how quiet the nights turn out to be behind the soundproofed windows, despite the crowds outside during the day. It is a small residence rather than a full-service hotel, and that shows in a few places. Breakfast is not yet served, although the hotel is preparing an à la carte breakfast in its ground-floor bar and there are cafés all around the square. The reception closes at midnight, the lift is slow and the old staircase is narrow, and courtyard rooms have no tower view at all. Couples and visitors on a short stay in Pisa who book a view room get exactly what they came for; travellers who want breakfast and round-the-clock service under one roof are better off elsewhere.
Why this position
A 4-star hotel scoring 9.5 from 1,876 reviews: the guest verdict outweighs the star class. Rests on more guest reviews than #1 (1,876 to 298), at a slightly lower score (9.5 to 9.6).
Palazzo Feroci suits travellers who would rather stay in a piece of Pisa's history than in a standard hotel… The palazzo grew out of two tower houses used by the Knights of St Stephen, passed to the Feroci family in 1876 and reopened after a restoration that kept its frescoes, coffered ceilings and terracotta floors. Guests speak most warmly about the staff, the central yet calm street near Piazza dei Cavalieri and rooms that are larger than expected, many with their own sitting room. Breakfast is served in the café and garden downstairs, and the free minibar and small extras add to the sense of being looked after. The trade-offs come from its size and set-up. Check-in is self-service, the front desk is staffed only during the day and the bar closes in the early evening, so this is not the place for a late drink downstairs. The breakfast menu is short and does not change, and some rooms lack practical details such as towel hooks or a full-length mirror. Couples and small families who want character, space and the Leaning Tower on foot will be well placed; anyone who wants full hotel service around the clock should look elsewhere.
Why this position
A 4-star hotel scoring 9.5 from 736 reviews: the guest verdict outweighs the star class. The same guest score as #2 (9.5), on a smaller body of reviews (736 to 1,876).

How we chose these hotels
At our latest review (August 2026) we measured 3 luxury and premium properties for this destination against the same standard: sustained guest scores on both Booking.com and Google — weighted by how many reviews sit behind them — five-star class or an equivalent premium level, a genuinely first-rate location, and facilities that set the hotel apart. 2 made the cut and are listed above.
As a guideline we look for around 8.5 or higher on Booking.com, but no single number decides on its own — when the sources disagree, the broader evidence wins. Guest scores on this page update continuously, and the selection is re-reviewed at regular intervals. The full standard is described in how we choose hotels.
